Phase 1 : Consultation

In this initial phase, we meet with the client to understand their needs, goals, and vision for the project. We assess the existing conditions, discuss feasibility, and outline the general scope, budget, and timeline expectations.

Phase 2 : Design and Permit

Our design team creates detailed plans based on client input and project requirements, including floor plans, elevations, and code compliance, and applicable permits with consistent revisions until final approval.

Phase 3 : Estimation

Once the design is finalized, our project estimator will prepare the cost estimate. These costs includes materials, labor, and any other project-related expenses.

Phase 4 : Construction

With approvals and permits in place, construction begins. This phase includes demolition (if applicable), structural work, framing, mechanical systems, and interior/exterior finishes. Progress is monitored closely to ensure quality and adherence to the project plan.

Phase 5 : Inspection

Comprehensive inspections by our team and relevant authorities to ensure compliance with building codes, safety regulations, and project specifications.

We also complete any touch-ups, address outstanding items, and ensure that finishes and fixtures are polished and properly installed.

Phase 6 : Final Completion and Handover

We meticulously review every aspect to ensure your satisfaction. The final handover process is seamlessly guided, marking the transition of your new custom home into your possession.

How much does it cost to build a house in Toronto, Ontario?

On average, new builds in Toronto run roughly $300–$400 per square foot for a good-quality home. That means a 2,000 sq ft house might cost $600,000–$800,000 just for construction. Luxury custom homes with high-end finishes can go higher. Land, permits, design fees, and HST are extra.

Toronto real estate has historically grown in value because of strong demand, immigration, and a limited housing supply. While there can be market dips, people who hold their property for the long term typically benefit from both appreciation and rental demand. The challenge is affordability—prices are high and mortgage rates affect buying power—so it’s important to plan for the long haul.

It depends on your goals:

  • Detached homes offer privacy, space, and the best resale value but cost more.
  • Semi-detached, townhomes or multiplexes are cheaper to build and align with city policies encouraging more units on one lot.
  • In colder climates, good insulation and energy-efficient designs are critical no matter the style.

A straightforward new build usually takes 6–12 months once permits are in place. A full custom home can take closer to 12–18 months because of design work and permitting. Weather, trades availability, and the complexity of the project all affect timelines.

Toronto property can be a solid investment thanks to steady demand and limited land. Rental markets are strong too. But it’s not risk-free: prices are high, and there can be corrections. It makes the most sense if you have a long time horizon and can comfortably carry costs even during slow markets.

Not really. A semi shares a wall with the neighbor; separating it would mean major structural changes and likely zoning challenges. If you want a fully detached home, it’s better to buy one or rebuild on a lot zoned for it.
