What Exactly Is A Laneway House?

A laneway suite (or laneway house) is a small dwelling located at the rear of a lot.

It has access to all main services such as mail delivery and garbage disposal through the main street, instead of the laneway itself. Laneway housing is particularly popular in Canadian cities like Vancouver, and the City of Toronto is leaping into the spotlight. Expectations are for the city to build between 100-300 laneway suites within the next 1-2 years. In June of 2018, the City of Toronto adopted a series of amendments to their Official Plan and By-law to permit laneway suites in certain zones of the City. These amendments mean that laneway suites can now be built without requiring a variance through the Committee of Adjustment, which saves property owners time and money. In 2019, the geographic area covered by the by-law was extended to encompass the entire City of Toronto.

Toronto Laneway House Requirements

To build a laneway house in Toronto, you must apply for a permit and adhere to zoning and other by-laws.
